4. Warm it Up! If a buyer feels the basement is too cold - they will deem it not as user friendly - therefore attach less value to the over feel of the home...

5.Place a sticker on the furnace and hot water tank stating the age of them and when they were last serviced - buyers will really appreciate the notice.

Basements are often overlooked by home sellers - when it comes time to sell. However - on the buyers end of things - it is one of the aspects of a home that may make or break a decision. The Majority of Homes in New Zealand Have Timber Frames

Homes in New Zealand are primarily built with timber frames. Because of this, any issues regarding changes to standards that affect the durability of the framing will have far reaching ramifications. Unfortunately this coincided with a time when building designs were harder to make waterproof and poor building practices were rife. With an ineffective regulatory system in place at the same time, we had a systematic breakdown of robust building practices and any effective regulations. These are the root causes for the unparalleled size of the leaky homes problem we now have.

Wood Rot in Leaky Homes

Fungi start to break down wood not long after the arrival of moisture as they start to change the properties of any untreated wood. Fungi are found everywhere and their microscopic spores permeate to all parts of buildings. Decay fungi grow within a few weeks, although significant wood damage usually takes several years. The damage is usually concealed and can often only be detected using specialist equipment.

Untreated Pinus Radiata was used in approximately 90 percent of structural framing in New Zealand between 1995 and 2003. When attacked by fungi, this untreated framing can lose the majority of its structural integrity within a few months, but typically in leaky homes this takes between one to three years.

Small Amounts of Leaking in Homes is Normal

Small amounts of leaking have probably been occurring in buildings in New Zealand for a century or more. Usually, these leaks didn't lead to wood decay or excessive mould because the older building designs allowed for drainage and drying. With the introduction of boron treated timber in the 1950s, combined with good design, this provided an adequate level of durability for many decades.

Because of the way buildings have been designed and built between 1995 and 2003, leaks were a far more serious problem because of the size of the leaks, and because the buildings weren't built to handle them properly if they did leak.

The primary problem with leaky homes therefore is the weather tightness of the structure.

The secondary problem is the durability of the framework that makes up the leaky homes.

Wood Borer Pest and Leaky Homes

Wood borer attacks untreated Pinus Radiata when the moisture level is above 5%, and thrive when it is over 7%. Chemical free framing timber used in the majority of leaky homes was kiln dried to a moisture level of 4% to prevent borer eating it, and at a high enough temperature to kill off anything already living in the timber. Once the timber is used in a building, over a period of time it absorbs more moisture, or looses moisture based on the moisture levels of its surroundings. For example in a hot water cupboard, the wood is usually far too dry to be attacked by borer. Areas such as bathrooms, laundries, kitchens, and shady dark rooms in dampish areas can have moisture levels up to 11% or more, especially if the building is leaking. Untreated doors, window surrounds, skirting boards, shelving and door frames will also get attacked by borer.

All is not lost. Timber can be treated where it is accessible with Boric (Disodium Octaborate Tetrahydrate). This will not only help in the prevention of borer infestations in the wood, it will also help prevent, or kill off rot. There are also new products on the market which are specifically aimed at stopping rot.

Stucco is valued as a siding material for it's attractiveness, durability and as a relatively low-maintenance exterior finish in many parts of the US. For many, stucco is a huge upgrade from vinyl siding and yet is a less expensive option than brick or stone siding. As a home builder and home renovation contractor, I come across stucco failure quite often. In most cases home owners aren't even aware they have a problem until its uncovered while replacing windows or adding an addition onto their house.

Recommendations for Replacement

If you believe your home is experiencing stucco failure, the sooner you act, the better. In cases with moisture damage, much larger and more costly structural issues could occur the longer you wait to fix the problem. There have been cases where supporting columns effected by moisture deteriorated so badly that floors on the second story of homes began to sag as well as the ceilings on the first floor. Health hazards associated with mold are something you will want to take care of immediately as well.

Fiber Cement Siding usually comes with a 30-year warranty and is: rot resistant, impervious to termites, highly durable (resistant to rain, wind, hail, snow and sun), has a real wood-grain look and feel and can be easily painted.

Standing on the curb with my client and his real estate agent, we were all discussing the house he was interested in buying. Out of nowhere, a woman came dashing across the street and she obviously knew we had just viewed the property we were standing in front of. She then blurted out, "Just want you to know that anyone who lives there WILL get harassed and sued by the neighbor next door." She then ran back into her house. For whatever reason, she was compelled to tell us and at that point my client said, "Let's get out of here; I already have enough legal problems."

If you have bought or sold property you will be familiar with disclosure laws or "surprises" that can be realized after purchase. Even I once lived on a street where a crazy elderly lady regularly threatened and sued the neighbors on either side of her house. This unassuming grandmother also slashed tires and poisoned neighborhood pets. The rap sheet on her got so thick that anyone living next door who put their house up for sale (often), actually had to disclose to prospective buyers that this person would likely cause them trouble. The disturbed woman eventually had to do community service and I think she was also court ordered to get mental health services.

But what about problems not disclosed? One of my clients only realized after she bought her condo that the main security gate for the underground parking garage was right under her unit, opening and closing a hundred times a day. Another client found out from fellow tenants, after signing a lease that a freight train rumbles by the building between 3 and 6 a.m. every morning.

In a Feng Shui analysis, we are not psychics, so if there is an objectionable noise or smell or something else offensive happening on a regular basis, we won't necessarily be aware of it, if it doesn't happen while we're doing an assessment. Checking out the exterior environment thoroughly before you buy or lease is critical because there can be circumstances you might not be able to change at all. Living near an airport? A fire station? An auto-mechanic shop? Try your best to make sure you won't be bombarded by obnoxious sounds, smells, or views.

Other things happen beyond our control after moving in. More than once I've had a client consider moving when a neighbor added on a second story that either blocked a great view or even cast a chronic shadow on their house, making it too dark in a room frequently used.

These disappointments are not necessarily omens for more troubles to come; they are just annoying on a mundane level and it can certainly be viewed as a Feng Shui problem if chronic or severe. In a classical Feng Shui analysis, we can tell if an occupant may encounter legal problems, although hardly can we be so specific to predict that the legal problems would come from a neighbor.

Usually a home inspection will reveal a number of flaws that can translate into Feng Shui problems if they are not attended to, such as asbestos, plumbing, electrical or roof problems. Whenever there is something in ill-repair, there can be a correlation on a metaphysical level. For example, if the foundation is cracked in the northwest sector of the house, this could indicate problems for the father in the house or also create head or lung problems for any of the family members. If there is a serious plumbing problem, it could affect the occupants' digestion or urinary tract. When someone is just renting, they may not be given the same rights as a buyer to find out about flaws in or around the home.

One of the more serious disclosures, recognized by the real estate industry, is telling a prospective buyer when there has been a violent death on the premises. This disclosure must be relayed if it happened within three years of selling the property. I happen to have a neighbor who may or may not know that a man killed his wife in her house because it happened about 5 years before she bought and the disclosure clause had expired. Lingering "yin" energies and even hauntings can result from violent deaths on a property.

Also look for any stains on the block that would indicate that water had been standing up against your house at some point. Any cracks or breaks in the foundation should be filled in and sealed, and any areas that appear to have had standing water present should be equipped with a drainage runoff installed so that water will no longer be held and allowed to stand up against the foundation block.
By giving these few exterior areas of your home the attention that they need, you can rest much easier and be assured that you have increased the chances of not experiencing problems with water coming in your home for quite a while to come.
